About CaliberSeg

We think cost segregation should be accessible to every real estate investor

Not just the ones with $5M properties and CPAs who already know to recommend it.

The problem we set out to solve

Cost segregation is one of the most powerful tax strategies available to real estate investors. A properly done study can put tens of thousands of dollars — sometimes hundreds of thousands — back in your pocket in Year 1 through accelerated depreciation. The IRS fully supports it. The tax code is designed for it.

But the industry built around it has a problem: it's expensive, slow, and opaque. Traditional firms charge $8,000–$25,000 per study. They require multi-week timelines and on-site visits. Many investors — especially those with properties under $2M — are told their property "isn't worth studying" because the firm's overhead makes smaller engagements unprofitable.

That's a $500K rental where the owner is leaving $25,000–$40,000 in tax savings on the table. Because nobody would do the study for a price that made economic sense.

Our approach

We built proprietary technology that handles the most time-intensive parts of a cost segregation study — the exhaustive component-by-component analysis, the cross-referencing against MACRS classifications, the cost reconciliation math, the depreciation projections. Work that traditionally takes an engineer days of manual spreadsheet building.

This frees our engineers to focus entirely on what requires human expertise: reviewing the analysis for accuracy, making judgment calls on borderline classifications, examining photos and documents for details the technology can't assess, and certifying that the final study will hold up if the IRS comes asking questions.

The result is a study that matches the quality of firms charging 3–5x more, delivered in days instead of weeks, starting at $3,995. That changes the economics for every rental property investor.

What we stand behind

Defensibility over aggressiveness

We optimize for the maximum savings that will survive an audit — not the highest number on a page. If a classification is a stretch, we don't include it. Your CPA should never have to defend a position we put in your study.

Engineers make the calls

The Caliber Engine identifies every possible reclassification. But a Specialized Tax Engineer — your Audit-Defense Lead — makes the final decision on every line item. No study leaves our platform without an engineer reviewing photos, validating classifications, and signing off.

Complete transparency

Your report shows exactly how every dollar of your depreciable basis was classified, the legal citation supporting each classification, and a full cost reconciliation. Nothing is a black box. Your CPA can verify every number.

The math always ties

The first thing an IRS auditor checks is whether your reclassified totals equal your depreciable basis. We run a full cost reconciliation on every study — the numbers match to the dollar, every time.

Built for real investors

You shouldn't need a $5M property to justify a cost seg study. We built our process so a $400K rental owner gets the same engineering rigor as a $10M commercial property — at a price that actually makes economic sense.

Your CPA stays in control

We produce the study. Your CPA files it. Every report includes a verification code, clear depreciation schedules, and Section 481(a) calculations when applicable. We built the report format based on what CPAs actually need.
